This guide explains the qualifications, application steps, and financial expectations in simple terms, ensuring you understand the entire process before taking your first step.

Who Is Eligible for Affordable Housing in Kenya?

The Affordable Housing Programme is open to Kenyan citizens who meet basic requirements. The goal is to ensure fair access for genuine applicants rather than investors or multiple-home owners.

Who Qualifies for Affordable Housing Relief?

The Affordable Housing Programme is a government-backed initiative that aligns with Vision 2030 and Article 43 of the Constitution, which guarantees every Kenyan the right to housing. Affordable housing focuses on individuals and families earning between KSh 15,000 and KSh 149,999 per month.

Those earning below KSh 15,000 fall under the social housing category, which offers highly subsidised rental units or fully funded homes. This distinction ensures both low- and middle-income earners get tailored housing support.

Affordable housing relief, therefore, targets Kenyans who:

  • Are employed in either formal or informal sectors.
  • Can consistently save towards the required deposit.
  • Fall within the government’s approved income brackets.

How to Apply for Affordable Housing in Kenya

The government has simplified the application process through the Boma Yangu platform. Below are the steps every applicant must follow:

  1. Register
    Dial *832# or register on the Boma Yangu website. An eCitizen account is required.
  2. Start saving
    Activate your account with a minimum KSh 200. You can then save via mobile money, bank deposits, or debit/credit cards. Approved banks include KCB, NCBA, and Co-operative Bank.
  3. Choose a unit
    Explore available housing projects, add a unit to your wish list, and begin saving towards it.
  4. Make the deposit
    You qualify for allocation once you save 10% of the purchase price of your chosen unit.
  5. Allocation process
    Allocation is on a first-come, first-served basis. If demand exceeds supply, you are placed on a priority waiting list.
  6. Home financing
    Financing options include subsidised mortgages, the Tenant Purchase Scheme (TPS), or outright cash purchase.
  7. Ownership
    Successful applicants receive a Letter of Offer and sign an agreement depending on their chosen financing option. Upon project completion, the title deed is issued.

How much is a deposit for affordable housing?

The deposit is set at 10% of the unit’s price. This amount must be saved before allocation.
